Ventilation is the intentional introduction of high oxygen levels to dilute and displace carbon dioxide and airborne pollutants in a building or enclosed area which increases thermal comfort and reduce humidity in a building.
The Building Regulations 2010, Regulations: 39, 42 and 44 has an Approved document called Approved Document F: Volume 1 which applies to dwellings.
These regulations were introduced in 2010 to ensure all ventilation systems provide sufficient flow rates for modern construction methods. It is worth noting that there is a revised version that took effect on 15 June 2022 for use in England. In addition to guidance, some approved documents include provisions that must be followed exactly, as required by regulations or where methods of test or calculation are approved by the Secretary of State. Building work must also comply with all other applicable requirements of the Building Regulations 2010 and all other applicable legislation.
When it comes to Retrofit the PAS2035 and PAS2030;2019 have introduced mandatory ventilation assessments and upgrades as part of the new standards that apply to all publicly funded energy efficiency retrofit measure. This is where we come in When any funded retrofit work is going to be carried out a pre ventilation assessment is carried out with the Retrofit assessment by an accredited retrofit assessor which help to gather information for a ventilation strategy taking into consideration measures being installed and also once the building is nearing completion or after a New ventilation system is installed, your building inspector may request a ventilation report before they issue your completion certificate. Certified testers, like ourselves, are then required to come and verify your extractor flow rates & confirm if they are up to building regulation standards.
